Warning: It is important to read the entire lease carefully. The lease
imposes important legal duties
Lease Agreement
Term and parties: This is a lease agreement beginning
________________________________________ and ending ____________________________________________,
between L. Ronald and Jo Ann Valetti (from now on known as property owner)
and ______________________________________ (from now on tenant.)
Property location: The Boulevard Club, 7701 Starkey Road,
Seminole Florida 33777. Unit number, building and court assigned thirty
days (30) before arrival date. Each unit is equipped with, stove, refrigerator,
dishwasher, microwave, cookware, dishes, silverware, and a complete kitchen.
Table and chairs in the dining area. Living room has sofa, chairs, TV,
DVD, VCR, end table, coffee table, lamps and etc. Beds, dresser, nightstand
w/lamp (TV in the bedroom of most units but not all) because of cable
access linens, towels, beach towels, beach chairs, iron w/ironing board,
clothes basket, vacuum; units are equipped to insure the comfort and relaxing
stay for all guest.
Rent payment and charges: The monthly rate is $_______________
plus 12% sales and Pinellas County tourist development tax $___________________,
total each month, $____________________. The security deposit and cleaning
fee is not part of the rental and will not bear interest.
Departure cleaning fee $75.00,
please note: on expiration of the lease, the property is surrendered
to property owner in as good condition as they are now, except ordinary
and reasonable wear and tear. Cleaning services are now contracted to
a private service; therefore the fee will apply to each unit. If unit
is not tidy on departure extra, charges may apply and deducted from
security deposit.
Total amount received on sign lease is $________, which includes rent
deposit of $__________, cleaning fee$75.00 and security deposit $________________.
Arrival time is 2 PM, exception
if the unit hasn’t been rented for the previous night.
Departure time is 11 AM; this allows time for preparation of incoming
guest. Extended stay is available for a small fee, providing there is
no incoming guest.
Use of property: Tenant shall use the property only for residential purposes.
Tenant also shall obey and require anyone on the property to obey all
laws and restrictions that apply to the property. (See notebook on dining
table for Rules and Regulations, The Boulevard Club Association)
The property is located in a condominium development. The lease and tenant’s
rights under the lease shall be subject to all terms, conditions, rules
and restrictions set out in the Declaration of Condominium, and restrictions,
rules and regulations as now exist or may be adopted, changed, amended,
or repealed by the governing association during the lease term. Tenant
recognizes the governing association may adopt, change, amend or repeal
rules and regulations for the use of the common areas and the property
during the lease term.
Occasional overnight guest are allowed. All guests are subject to the
same condominium rules and regulation as tenant. Property owner written
approval is not necessary for overnight guest. The tenant agrees that
he or she will be responsible for damage caused by his negligence or that
of overnight guest. Tenant must act and require other people on the property
to act, in manner that does not unreasonably disturb any neighbors or
constitute a breach of the peace.
The tenant shall keep the property in a clean and sanitary condition and
on departure shall surrender the property to the property owner in a good
condition as when received, except for ordinary wear.
Tenant will register in the office if staying 24 hours or longer.
Tenant shall not assign this agreement or sublet any portions of the premise
without written consent of landlord.
The security deposit shall secure the performance of the tenant’s
contract. Landlord may, but shall not be obligated to apply all or a portion
of said deposit to tenant’s obligations hereunder. Any balance remaining
shall be returned. If property owner claims any portions of the security
money, a written accounting for the claim will be given about sixty to
ninety days of tenant’s departure.
The property owner reserves the right to enter the property at all reasonable
hours for the purpose of inspection and whenever necessary to make repairs
and alteration to the rented property. Tenant therefore grants permission
to property owner to show the rented property to prospective workers or
contractors. The property owner shall give one-day notice to enter the
property, exception, in the event of an emergency.
The landlord will pay utilities, which includes, water, garbage service
and basic cable service: except tenant will pay for the following:
Telephone: local phone service
is free up to 30 local calls, the 31st call and all
local calls there after will have a ten-cent charge. Calls into the
Verizon extended area are
charged twenty-five cent for each call. Tenant must use calling card
for long-distance calls.
Electric: property owner will pay the first $50.00 each month; tenant
shall be responsible for the balance, to be
deducted from security deposit.
Cable TV: all cost over basic cable
Cleaning fee $75.00
Telephone Choice: We now offer another choice for local
and long-distance calling. The freedom package, which includes unlimited
local and long-distance (long-distance cover: all United States, Canada,
Puerto Rico and Virgin Islands) for an extra $75.00 each month. On signing
the lease agreement, you are asked to check and initial which telephone
plan you need. The $75.00 each month is an extra charge each month and
paid in advance. If the freedom package is selected, you are asked to
send full payment for this service with your first month rent, which is
paid thirty days before your arrival date. Example: (one-month stay is
$75.00; two-month stay is $150.00, for each extra month adds ($75.00)
Please note prices are subject to change without notice. Any added tax
and charges, which may apply to the freedom package, will be deducted
from security deposit. Copy of telephone bill will be supplied to tenant.
__________________________Telephone Choice 1: local phone service is free
up to 30 local calls each month, the 31st call and all other calls will
have a ten-cent (.10) charge. Calls into the Verizon extended area are
charged twenty-five (.25) for each call. Please note: price is subject
to change without notice and any charge, which may apply, will be deducted
from the security deposit.
__________________________Telephone Choice 2: local and long-distance
Freedom package includes unlimited local and long-distance for an extra
$75.00 each month, paid in advance. (Long-distance area covered all United
States, Canada, Puerto Rico and Virgin Islands)
The prevailing party in an
action brought for the recover of rent or other money due or to become
due under this lease or because of breach of any covenant herein contained
or for the recover of the possession of said property, or to compel to
perform anything agreed to be done herein, or to recover damages to said
property, or to enjoin in any act contrary to the provision hereof, shall
be awarded all the cost with it, including, but not by way of limitation
reasonable attorney fee. If tenant violates any provision of this lease
tenant shall become a tenant at sufferance, thereby waiving all right
of notice to vacate the property and property owner shall be entitled
to reenter and retake possession immediately.
The prevailing party in an

any provision of this lease tenant shall become a tenant at sufferance,
thereby waiving all right of notice to vacate the property and property
owner shall be entitled to reenter and retake possession immediately.
Radon Gas: Radon gas is naturally
occurring radioactive gas that, when it accumulates in a building in sufficient
quantities, may present health risks to people who are exposed to it overtime.
Levels of radon gas exceeding federal and state guidelines have been found
in buildings in Florida. Additional information about radon gas and radon
gas testing may be obtained from your county public health unit.
Cancellation policy: refunds,
minus 25% handling fee will be given if written notice is received sixty-days
before arrival date. No refunds given without written notice. We accept
cashier check, certified check, bank money order, wire transfer or personal
check.

By signing agreement, I/we
agree to abide to all rules, guidelines as above stated, and The Boulevard
Club. This agreement shall be construed under and governed by the laws
of the State of Florida and venue shall be in the local county court.
